Booking Conditions.  The booking is confirmed when 25% of the total amount of the invoice is paid.  This amount must be received by John Romer, Turpins Lodge, Hook Norton, Oxon OX15 5DQ Telephone 01608 737033 no later than 10 days after the booking date.  The remaining balance must be received by John Romer no later than 2 months before the start of the rental period.  Cheques to be made payable to John Romer.  Any bookings made within two months of the arrival date must be paid for in full, no cheques can be accepted for bookings made with less than three weeks notice.

Damage.  The Occupier is responsible for any damage to the property and the contents thereof caused by any act or neglect by the Occupier and his fellow occupiers, whether caused accidentally, negligently, or deliberately.  The cost will be charged to the Occupier, less the amount of the security deposit already paid.

Cancellation. In the event of any cancellation by the Occupier they will lose the 25% deposit already paid.  In the event of cancellation within 60 days of the beginning of the rental period the full rental price remains due and payable to John Romer. WE STRONGLY ADVISE YOU TO TAKE OUT HOLIDAY INSURANCE to cover all eventualities illness, cancellation etc.

Cancellation by John Romer or anyone on his behalf.   If for any reason we have to cancel a booking and are unable to offer alternative accommodation, we will refund all monies paid by the tenant to us.  We will not refund monies paid to any third parties ie airlines, car hire etc.   We will not be responsible for any loss incurred by the Occupier over and above the value of the accommodation.

Services  all normal and reasonable use of gas, water and electric are covered in your rental costs.  

Cleaning Costs are included in the rental and also a mid term linen change for guests staying more than one week.   

Designated use of the premises.  The rented premises are designated solely for domestic / recreational usage.

Tenants Obligations.  The Occupier must use the rented premises as befits a good and careful occupier.  He will not allow the rented premises or any part thereof, to be lived in by more than * persons.  (*Cottage 4.  *El Dorado 8.  Margarita 6*) unless by express written permission from John Romer.  The Occupier may not sub let the rented premises or any part thereof, nor may he allow any third party to use the property or any part thereof.  No tents, caravans, campers or camper vans allowed on site. 

The Occupier must ensure that no nuisance, or hindrance, is caused to neighbors by himself,  his fellow occupants or third parties visiting the premises with his approval. 
The Occupier is obliged to take whatever steps are necessary to prevent damage to the premises as a result of fire, storm, flooding and suchlike.  The Occupier must notify John Romer immediately if any such damage occurs, or is at risk of occurring.
The Occupier may not store dangerous substances in the rented premises.
The cost of minor household damages, such as broken glassware, crockery etc will be set against the security deposit.

Pets.  Pets are not allowed onto the premises. (unless by express written permission of John Romer)

Times of arrival and departure.  The property will be available from 4pm on the day of arrival unless by prior arrangement.  Please contact us to confirm your arrival time the day before.  In all cases the premises must be vacated by 10 am on the day of departure. 

Villas - please ring or text Elena from the airport on arrival and she will meet you at the villa with the keys at the arranged time.  Contact details will be in the travel pack sent out before your holiday begins. Cottage - please ring John and Caroline.  Hook Norton 01608 737033. 

Hygiene   Please can you empty your rubbish every day to avoid ants or disease.   There is an area to empty bins at the bottom of the road in Spain.

Security Deposit  When the final payment is made a security deposit will be taken.  If nothing has been damaged this will be refunded to you in full when you arrive home.  A charge will be made if rubbish has to be removed from the premises, please ensure you empty rubbish daily.

Responsibilities of John Romer.  Under no circumstances can John Romer (or anyone acting on his behalf) be held liable for any injury to the Ocupier or any authorized visitor to the rented premises or for any damage to the possessions and/or property of the Occupier and his fellow occupants. We cannot be held liable for any damage to or loss of any of your property while it is on our premises nor for any consequential losses arising from such damage or loss.

Breakdowns in Spain - Whilst every effort is made to maintain full service of all facilities and equipment, breakdowns can occur.  In this case please inform us immediately so that we can rectify the situation as soon as possible, but please note we cannot be held responsible for such breakdowns, particularly if caused by the weather or problems related to the weather.  Internet access - this is unreliable at times.  TV - we have Sky but not Movies or Sports, it is similar to free to air in the UK.  Depending on the position of the satellite, signal may be lost for some channels - please refer to the visitors information book for the best channels to use.  We have no control over internet or satellite so cannot be responsible for any problems with these.  In severe driving rain, water can find its way into most Spanish properties.  This is a rare event, but we cannot be held responsible for any such rain ingress.
        

Sky TV  Turpins Lodge Cottage we have Sky with movies and sports.  See above for details of Sky in Spain.

Pool Heating (Spain) - the swimming  pools are heated by electric heat pumps.   In the event that the night time temperature drops below 5 degrees the heat pumps may not be able to maintain full temperature.  In cold weather we cannot be responsible for maintaining heat.  Pool heating is charged at £150 per week during periods marked * (end of October to beginning of April approximately)
The cover must be used at night between October and May to avoid heat loss.

Outside Hot Tub (UK) - This is available between the beginning of April and the end of October.   Depending on weather conditions.
